7 Important Repairs to Make Before Selling A House

All of the the things you have lived with throughout the tenure at your home will not be taken lightly by buyers reviewing your property for a potential purchase.  Here are 7 areas you should focus on that get evaluated by buyers on an initial walk through.  The list below is not comprehensive. If you are planning on selling your property, you should have a professional evaluate your property for retailing it in the best light for buyers.

The most critical things to do to increase your home’s value before putting it on the market.

As a smart seller, you’ll want your home in tip-top shape — but you don’t want to eat into your profits by overspending on home improvements. You won’t be around to enjoy them anyway. The key is to focus on the most important repairs to make before selling a house to ensure every dollar you spend supports a higher asking price.

“Smaller and less expensive updates in combination with good staging will have a great return,” says Colorado Springs agent Susanna Haynie. But how do you know what things to do before putting your house on the market? Prioritize these updates — and consider letting the rest go.

#1 The Most Important Repair to Make Before Selling: Fix Damaged Flooring

Scratched-up wood flooring; ratty, outdated carpeting; and tired linoleum make your home feel sad. Buyers might take one step inside and scratch the property from their list. Want to know how to increase the value of your home? Install new flooring.

“Replace what’s worn out,” says Haynie. “Buyers don’t want to deal with replacing carpet, and giving an allowance is generally not attractive enough. Spring for new, neutral carpeting or flooring.”

If your home already has }hardwood floors,{{ end_tip }} refinishing does the job. Expect to spend about $3,000 on the project — and recoup 100% of the cost, according to the “National Association of REALTORS® Remodeling Impact Report.”

Consider swapping any old flooring for new hardwood. This project costs more at around $5,500, but you could recoup more than 90% of that at resale. If that’s not in the budget, any flooring update makes an enormous difference.

#2 Fix Water Stains

You’ve learned to live with the results of a long-fixed plumbing snafu, but for buyers, a water stain suggests there could be a dozen pesky problems hidden beneath the surface. That’s why this is one of the things to do before putting your house on the market.

“No buyer wants to buy a money pit,” says Haynie.

First, make sure the problem is fixed: Bring in a plumber to look for leaky piping or poor yard drainage if your basement is damp. Diverting rainwater from your foundation may cost as little as $800, and repairing a leaking pipe costs approximately $300.

As for the repair work, replacing a water-stained ceiling runs about $670, and drywall costs around $1.50 per square foot.

All are cheaper than a lost sale.

#3 Repair Torn Window Screens

Considering the simplicity of this repair, making the fix is always worth it — and so are other small but highly visible issues. When you’re debating how to increase the value of your home, nix any small problems, snags, or ugly spots that might make buyers scrunch up their brows.

#4 Update Grout

 

Update Your Tile and Grout Before Selling Your HomeIs your grout yellowing or cracked? Buyers will notice. New grout, on the other hand, can make old floors look like they came straight from the showroom.

“The best return-on-investment projects before selling a home involve making a home look like new,” says Malibu, Calif.-based agent Shelton Wilder. She recently sold a home above asking price after a complete re-grout.

This is another small fix with a big impact: Simple bathroom re-grouting may cost just $1 to $2 per square foot, increasing to $10 per square foot for more complicated jobs. And if you’re handy, you can save even more DIY-ing it.

#5 Resuscitate a Dying Lawn

Nothing says, “This one’s gonna take some work” like a brown, patchy, weedy lawn.

Fixing the problem doesn’t cost a ton of money — and you’ll get it all back (and then some!) once you sell. Hiring a lawn care service to apply fertilizer and weed control will cost about $375. Once you sell the home, that comparatively cheap fix could recoup $1,000. That’s an unbeatable 267% return on investment.

#6 Erase Pet Damage

Clean up any pet damage to your property before you go to sell

Did your (sort of) darling kitten scratch your bedroom door? Fix the damage before listing your home. Otherwise, buyers may consider the scuffs a canary in the coal mine.

”If you have pet damage, buyers will [then] look for pet stains on the floor,” says Haynie.

Refinishing a door costs between $100 and $215 (or less, if you’re willing to DIY). Replacing pet-damaged carpeting or hardwood may be a bigger job than buffing out some scuffs — but it’s worth the cash.

#7 Revive an Outdated Kitchen

A full kitchen renovation is rarely worth it when it comes time to sell — even though buyers love a fresh look. “Kitchens are still one of the most important features for buyers,” says Haynie.

The problem is, this $65,000 upgrade isn’t something that buyers will pay you back for. Sellers recoup about 62% of a full-on kitchen renovation. If you’re updating the space just for your sale, focus on low-cost, high-impact projects instead.

“Updating the kitchen doesn’t need to be expensive,” says Wilder. “Painting wood cabinets, updating hardware, or installing new countertops or appliances could be enough.”

Setting up your home for selling success doesn’t have to be expensive. Focus on the most important repairs to make before selling a house by picking projects that do more than look pretty. Buyers Need to Be Ready for Tight Inventory This Spring

Michael Mahoney Boston Realtor on a Home Breaking Your HeartWith the Spring market coming, you need to make sure you have your ducks in order and be prepared to have your heart broken in the housing market as inventory is extremely low.

I would say that one the first things a buyer’s agent in Boston needs to do with a client is set expectations.  We need to offer clients a realistic outlook on today’s marketplace, and explain what it will mean for them.

With the inventory as slim as it is, a buyer’s agent needs to prepare clients for facing limited inventories.  In short, you may not get everything on your wish list.   There is high competition for many properties and you need to be ready to act fast and possibly face bidding wars for properties currently on the market.  Also with lower inventory comes rising prices.  You need to get your finances in order before you shop and understand that mortgage rates are expected to keep rising, which could add to your borrowing costs if you delay buying. As rates rise, your borrowing power is diminished.

From a recent Realtor® Magazine article on the current state of the market in the United States, Here is what Rob Mehta a Realtor in Minnesota had to say:

“Preparing buyers for the reality of a seller’s market is important,” Mehta says. “Some buyers may have to face the heartache of losing at least one house and having to go through that one loss before heading into the second offer more prepared and pickier about what contingencies they include in order to submit a cleaner offer to the seller.”

Be ready to act fast. Forty-three percent of the existing homes sold in January were on the market for less than a month, according to the NAR. Buyers who have a preapproval letter and who attach limited contingencies to their offer may have the best chances of getting their offers accepted. Preapproval—a step beyond getting “prequalified”—is an analysis from a lender of the buyer’s credit and assets that indicates how much financing the buyer has been approved for. A preapproval letter can be submitted with offers to add some assurance to sellers that there won’t be any hold-ups in financing. Also, a preapproval reminds buyers what they can afford to pay. In bidding wars, buyers can get caught up in the emotional process of the back-and-forth within negotiations, but there’s a lot of risk to that. “We need to share with our buyers that they could overpay and get caught up in the emotional aspects of the process,” Mehta says. “Our fiduciary responsibility is to provide the positives and negatives of a property and to advise clients accordingly in a transaction. We need to be upfront with our valuations and help them make smart decisions, and we watch the contracts carefully so that our buyers are protected.”

Spruce Pond Village Franklin MA offers easy access to commuter roads, and the Boston commuter rail.    There are lots of fine restaurants in the area.

The Spruce Pond Village Condos in Franklin, MA are set in a tranquil setting on the shores of Spruce Pond. The meandering roads amble around Spruce Pond and it’s marshes. Many of the roads conclude in cul de sacs which are sited on the banks of the pond. There are pretty water views of The trees in the complex are very mature leaving visitors a sense that the condos have been established for a long time even though these condominiums were built in the mid to late 1980’s.

It’s one of the prettiest drives to get into the complex. On a recent visit to the complex, the entrance was decorated for Fall with lots of mums and pumpkins. You can walk around the whole complex and take in lots of nature. There are also lots of varied waterfowl which inhabit the pond.

Spruce Pond is in the the USPS zip code of 02038.

Spruce Pond Village is s a very nice place to live in Franklin MA.  The complex was designed around Spruce Pond and it’s brook that meanders throughout the complex.

The complex is mostly comprised of all townhouse condo style town homes. These town homes have a timeless floor plan. These are all a minimum of 2 bedrooms and most come with 2 1/2 half baths.  The units average around ~2000 square feet.

At the time of writing, you can purchase a Spruce Pond Condo for approximately approximately $325,000.

The Spruce Pond condos offer great open floor plans. The first floors feature open living area & dining areas with gorgeous hardwood laminate flooring. The living rooms are large and having glass slider doors which wash the living area with tons of natural light. The sliders open to a private patios.

The Second Floor at Spruce Pond Village

Upstairs, there are two generously sized bedrooms with high ceilings. The master suites has large closets and a master baths. The second bedroom has its own private bathroom. Washer and dryer hookups are conveniently located on the second floor.

Each unit has a spacious one-car garage. The Spruce Pond condos have central air conditioning and gas fired furnaces.

Bring on the Pets. Pet owners will be glad to know that The Spruce Pond Village Condos are  pet friendly.

This complex offers a great commuter location with major highways within minutes (route 140,121 and 495).

These condos have many of the the benefits of living in a single family home in Franklin  without all of the burden of exterior maintenance and upkeep. If you are tired of the lawn and the shovel, then it may be time to look a condo at The Spruce Pond Village Condos. It’s a great place for first time buyers not looking to bite single family bullet and people coming out of their single family homes who do not want to sacrifice their single family home lifestyle.

The Townhouses at Norfolk Town Center is a 44 unit condominium complex in Norfolk, MA. The complex is comprised of two and three bedroom townhouse style units. In terms of condos in Norfolk, The Townhouses at Norfolk Town Center offer two level townhouse style condos with an average size of around ~2000 square feet. The units are generally all two plus  bedroom units with at least one and half baths.

If you’re looking for a spacious two+ bedroom condo at a good price, then you should look at The Townhouses at Norfolk Town Center Condominiums. These units are multi level units however many have bedrooms and bathrooms on the first floor which would offer single level living.

The units have a large open style kitchens with peninsulas between the kitchen and dining areas. The kitchens come with lots of counter space and plenty of cabinets for storage. The units come with dishwashers.

Some of the units have 1st floor bedrooms which will allow for people with mobility concerns the option of living on the 1st floor. The bedrooms are located on the second floor of the units.

You will find major fashion retailers, live and interactive entertainment, eateries, a four-star hotel, state of the art theatre and much, much more. There is something for everyone at Patriot Place… a once in a lifetime experience, every day!

Just over on 1A are a couple of staple restaurants that many of the locals frequent. The Horse and Carriage is a long time local favorite for people in Norfolk. The Horse and Carriage sells American style food. The Carriage House Novatos is a new local favorite for people in Norfolk. Novatos serves a varied menue. It does have a lot of American style food, but also has a Portugese influenced menu items. Novatos Bar and Grill in Norfolk
Another local favorite of many locals is The Eaglebrook Saloon in Norfolk on 1A in Norfolk.

Outdoor Recreation in and around Norfolk

If you are an outdoor enthusiast, the Town of Norfolk has so much to offer.  There is so much that Norfolk County has to offer.

In Norfolk you have the Bristol Blake State Reservation. The reservation offers 140 acres in the town of Norfolk. The reservation was once home to a commercial sawmill operation. A large, open field welcomes visitors and an old stone lined cow path leads to Stony Brook Pond and Teal Marsh where turtles and great blue herons are easy to spy. A boardwalk leads over Kingfisher Pond to a stand of beech trees, which is a popular spot for a wide variety of wildlife viewing. It is adjacent to the Massachusetts Audubon’s 116 acre Stony Brook Wildlife Sanctuary and is managed collaboratively with them.

Another local gem is Lake Pearl. Lake Pearl is quiet picturesque pond located mid way between Boston and Providence. Its one of Wrenthams three sizable lakes, rich with conservation lands and open spaces. Originally known as Whitings’ Pond, its history as a thriving dance hall and park soon gave way to its current use as a residential and recreational gem. Funded by the Sweatt Foundation and maintained by many local organizations like the Local Scout Group, Sweatt beach has that small town lakefront beach charm that is enjoyed by many of the surrounding towns.

If you enjoy fishing, you have fishing at the canoe launch on The Charles River on Route 115 or if you prefer fresh still water fishing you could try Bush Pond on Mill Street.  Another cool thing you can try is standup paddleboarding AKA supping.   You can rent kayaks, canoes, and paddle boards from EMS at Lake Pearl.

The Norfolk Town Center Condominiums are a great place to call home. You will not be disappointed if you end up living here. The Norfolk Public Library is a GEM…the library offers tons of media (CDs, Audio,Video, Online Book Rentals) as well as being a host for a ton of local events.
