Number of Massachusetts Single-Family Homes and Condominiums Put Under Agreement Up in the First Month of 2019

January 2019 Report on Home Sales by Mass Association of Realtors

WALTHAM, Mass. – February 13, 2019 – The Massachusetts Association of Realtors® (MAR) reported today that both the number of single-family homes and condominiums put under agreement in the month of January rose over 21 percent compared to the same time last year. This marks 12 straight months of year-over-year increases. Diplacido Development out of Wrentham has a proposal to build a 40b project on Lawrence Road in Norfolk near Bush Pond on the old Buckley and Mann site. There are two names to the project being presented. The names are The Preserve at Abbyville and Abbyville Commons.

There is a  total of 148 single-family homes and 49 apartments being eyed for the 9-acre parcel off Lawrence Street, where Buckley and Mann had been located.

From the Sun Chronicle article dated June 4 2017  – “Of the 148 homes, 56 would be four-bedroom, 60 three-bedroom, and 32 two-bedrooms age-restricted homes. Thirty-seven of the homes would be classified as affordable to meet the 25 percent minimum for the state law.

Also included in the proposal are rental units: 48 apartments, 46 of which would be in 23 duplex buildings, and two single-family homes. A dozen of those units would be affordable. Massachusetts Laws relative to affordable housing are called 40b.  The 40b laws were created in 1969 as way to streamline the development process for developers who are looking to develop in towns where there is less than 10% affordable housing.

The 40B process falls under the jurisdiction of MassHousing.

The Forge Hill Condominium is a 64 unit condo complex on Forge Hill in Franklin. The location is great location for commuters who want to use public transit and also Route 495.  The location is 5 minutes from the Forge Park MBTA Commuter Rail Station.  Forge Park is one of two train stations in Franklin.  The parking lot at Forge Park will hold approximately 700 cars so no need to stress over finding a place to park.

Where is The Forge Hill Condominium Complex?

The Forge Hill condo is accessed off of Forge Hill Road which is off of Grove Street. If you know where the Franklin YMCA is located then you know where the complex is since you pass right by the complex on the way to the Franklin YMCA
The streets in the Forge Hill Condominium complex include: Appleton,Danforth Common,Bancroft,Emerson Way, and Clarendon Common.

The Forge Hill Complex was built in 1983.  The units in the complex range between 1600 and 1800 square feet.   The units also come with basements which many owners have refinished into lower level living space. All units will afford one garage space and in some instances some of the units have two car garages.

These were originally built as two bedroom units, however some of the owners have renovated the lower levels to include an additional bedroom. Other units, with a loft in the floor plan have been reconfigured to make the loft a third bedroom. The same is true for bathrooms. The units all came with two bathrooms, again, some owners through renovation have created additional half and full bathrooms.  These units can be tricky for folks with mobility requirements since the bedrooms are either on the second floor or in the lower level depending on the renovations done by previous owners.

The kitchen features tile flooring and recessed lighting. Pendant lights over the island are an elegant touch. The eat-in kitchen is part of the open floor plan that includes a formal dining room. The hardwood flooring is in all the living areas with the exception of the bedrooms that feature wall-to-wall carpeting. Tile flooring is a feature of both the bathrooms and the laundry area.
