Spruce Pond Village Franklin MA offers easy access to commuter roads, and the Boston commuter rail.    There are lots of fine restaurants in the area.

The Spruce Pond Village Condos in Franklin, MA are set in a tranquil setting on the shores of Spruce Pond. The meandering roads amble around Spruce Pond and it’s marshes. Many of the roads conclude in cul de sacs which are sited on the banks of the pond. There are pretty water views of The trees in the complex are very mature leaving visitors a sense that the condos have been established for a long time even though these condominiums were built in the mid to late 1980’s.

It’s one of the prettiest drives to get into the complex. On a recent visit to the complex, the entrance was decorated for Fall with lots of mums and pumpkins. You can walk around the whole complex and take in lots of nature. There are also lots of varied waterfowl which inhabit the pond.

Spruce Pond is in the the USPS zip code of 02038.

Spruce Pond Village is s a very nice place to live in Franklin MA.  The complex was designed around Spruce Pond and it’s brook that meanders throughout the complex.

The complex is mostly comprised of all townhouse condo style town homes. These town homes have a timeless floor plan. These are all a minimum of 2 bedrooms and most come with 2 1/2 half baths.  The units average around ~2000 square feet.

At the time of writing, you can purchase a Spruce Pond Condo for approximately approximately $325,000.

The Spruce Pond condos offer great open floor plans. The first floors feature open living area & dining areas with gorgeous hardwood laminate flooring. The living rooms are large and having glass slider doors which wash the living area with tons of natural light. The sliders open to a private patios.

The Second Floor at Spruce Pond Village

Upstairs, there are two generously sized bedrooms with high ceilings. The master suites has large closets and a master baths. The second bedroom has its own private bathroom. Washer and dryer hookups are conveniently located on the second floor.

Each unit has a spacious one-car garage. The Spruce Pond condos have central air conditioning and gas fired furnaces.

Bring on the Pets. Pet owners will be glad to know that The Spruce Pond Village Condos are  pet friendly.

This complex offers a great commuter location with major highways within minutes (route 140,121 and 495).

These condos have many of the the benefits of living in a single family home in Franklin  without all of the burden of exterior maintenance and upkeep. If you are tired of the lawn and the shovel, then it may be time to look a condo at The Spruce Pond Village Condos. It’s a great place for first time buyers not looking to bite single family bullet and people coming out of their single family homes who do not want to sacrifice their single family home lifestyle.

Introduced in 2009, RED Day, which stands for Renew, Energize and Donate, is Keller Williams Realty’s annual day of service.

Each year on the second Thursday of May, associates celebrate Mo Anderson’s (vice chairwoman of Keller Williams) birthday by spending the day away from their businesses serving worthy organizations and causes in their communities.

RED Day is just another example of Keller Williams commitment to each other and to the cities and towns where we live and work.

Our local office has partnered with the Dana Faber Cancer Institute and The Brigham and Women’s Hospital Kraft Family Blood Center.

Can a Gas Station Be Turned into Anything Besides a Gas Station in Massachusetts?

As a Keller Williams agent in Greater Boston, we run into a lot of strange residential real estate and  commercial situations.   In our office we have an internal message board so that we can help each other out. That is one of the huge benefits for being with a large branded company. In our office, people post their questions and our colleagues help out answering questions or share our domain expertise with one another.

Recently a question was posed within our office.   The question was around a prospective buyer who was potentially looking to buy a building that was previously used as an office and for an oil distributor.  There were large oil tanks on the property that were used in conjunction with the previous use of the property.

Here is how the question was posed…

“Do any of you know what would be required by the town and/or lender for the purchase of a building that was formerly used for an oil distributor? All tanks have been removed. Buyer is interested in using it for non-hazardous use (a custom sign shop). I’m thinking EPA test, etc.? I don’t know anything about this stuff…”

There was not much response from the group here at the office.  Over 10-12 years ago I was involved in residential project where the property was once used to quarry granite and sell to local builders back in the day to be used as foundation block for buildings.  Over time, the quarry was filled by various people with all kinds of material.

Through being involved with that property I  became aware of Massachusetts General Law 21E.

The actual chapter and name of the law is:

Chapter 21E: MASSACHUSETTS OIL AND HAZARDOUS MATERIAL RELEASE PREVENTION AND RESPONSE ACT

It is a section of the law that handles issues relating to hazardous materials.   I suggested the agent visit the MGL Section 21 Laws

In addition to that statute , there are various regulations relating to this, I passed along information about redevelopment of industrial types of properties. You can see more about the Massachusetts Brownfields Initiatives online below.

The Commonwealth of Massachusetts is committed to the cleanup and redevelopment of brownfields properties as a way to stimulate the economy and promote environmental protection goals…These are properties which may have been used as industrial sites.   I suggested to the agent that they take a look at The Massachusetts Guide to Redevelopment of Brownfields properties.

Do you know of any places which have been converted from Gas Stations into Something Else?

As a matter of fact, I know of two places in greater Boston where the properties were converted from the existing use of handling and distributing hazardous materials. The first place is in Walpole, MA. The property was previously a gas station on route 1A and it is now being used as a hair salon.  The name of the salon is Earthcare Salon

The second place is actually the Tasty Burger at Fenway Park.  The property there is really cool. They have roll up doors like a garage that are rolled up in the good weather to let the air in and open up the dining room. It’s really a cool concept.

I am sure that at one point these two properties had to have environmental studies, zoning changes and various soil types of tests completed in order to make use of the property in another manner.

Please note that I am residential realtor in Greater Boston and this outside of my scope, but definitely have contacts in the space if you are looking at taking on a project like the conversion of a gas station to another use. This neighborhood has great access to Rte 495 and is just down the street from the MBTA Franklin Station in Franklin Center on the Franklin Line.

In terms of condos in North Attleboro, The Old Colony Townhouse Condos offers two level townhouse style condos with an average size of around ~1200 square feet.
