Overall Residential Real Estate Market Data in Greater Boston

Most of 2016 offered the same monthly housing market highlights. The number of  homes for sale was drastically down in year-over-year comparisons, along with days on market and months of supply. Meanwhile, sales and prices were up in
most markets. Unemployment rates were low, wages improved and, as the year waned, we completed a contentious presidential election and saw mortgage rates increase, neither of which are expected to have a negative impact on real estate in
2017.

Closed Sales decreased 10.2 percent for Single-Family homes and 1.0 percent for Condominium homes. Pending Sales decreased 1.7 percent for Single-Family homes but increased 3.7 percent for Condominium homes. Inventory decreased
35.0 percent for Single-Family homes and 28.6 percent for Condominium homes. The Median Sales Price was up 9.4 percent to $547,000 for Single-Family homes and 4.8 percent to $465,000 for Condominium homes. Days on Market decreased
21.4 percent for Single-Family homes and 13.5 percent for Condominium homes. Months Supply of Inventory decreased 38.1 percent for Single-Family homes and 31.3 percent for Condominium homes.

The overwhelming feeling about prospects in residential real estate for the immediate future is optimism. Real estate professionals across the nation are expressing that they are as busy as ever. There are certainly challenges in this
market, like continued low inventory and higher competition for those fewer properties, but opportunities abound for hardworking agents and diligent consumers.

The Townhouses at Norfolk Town Center is a 44 unit condominium complex in Norfolk, MA. The complex is comprised of two and three bedroom townhouse style units. In terms of condos in Norfolk, The Townhouses at Norfolk Town Center offer two level townhouse style condos with an average size of around ~2000 square feet. The units are generally all two plus  bedroom units with at least one and half baths.

If you’re looking for a spacious two+ bedroom condo at a good price, then you should look at The Townhouses at Norfolk Town Center Condominiums. These units are multi level units however many have bedrooms and bathrooms on the first floor which would offer single level living.

The units have a large open style kitchens with peninsulas between the kitchen and dining areas. The kitchens come with lots of counter space and plenty of cabinets for storage. The units come with dishwashers.

It’s Not a 55+ Plus Community, However There are Some Around

These condos are not entirely part of 55+ plus community. There are units within the complex which are age restricted but there are also units which are open to people of all ages. If you are considering a 55+ community, then there are some 55+ communities in the area. There are some of the buildings that do have age restrictions. You will need to confirm these details at the showing.

An active night life scene can be found at Patriot Place. Patriot Place is shopping and entertainment destination adjacent to the Gillette Stadium – the home of The New England Patriots..

Adjacent to Gillette Stadium, Patriot Place features more than 1.3 million square feet of shopping, dining, and entertainment. You will find major fashion retailers, live and interactive entertainment, eateries, a four-star hotel, state of the art theatre and much, much more. There is something for everyone at Patriot Place… a once in a lifetime experience, every day!

A recent addition to the Norfolk area is the Plainridge Park Casino which is just down Route 1.  This is the State of Massachusett’s first electronic slots parlor.

The Local Flavor in Norfolk

Just over on 1A are a couple of staple restaurants that many of the locals frequent. The Horse and Carriage is a long time local favorite for people in Norfolk. The Horse and Carriage sells American style food. The Carriage House Novatos is a new local favorite for people in Norfolk. Novatos serves a varied menue. It does have a lot of American style food, but also has a Portugese influenced menu items. Novatos Bar and Grill in Norfolk
Another local favorite of many locals is The Eaglebrook Saloon in Norfolk on 1A in Norfolk.

Outdoor Recreation in and around Norfolk

If you are an outdoor enthusiast, the Town of Norfolk has so much to offer.  There is so much that Norfolk County has to offer.

In Norfolk you have the Bristol Blake State Reservation. The reservation offers 140 acres in the town of Norfolk. The reservation was once home to a commercial sawmill operation. A large, open field welcomes visitors and an old stone lined cow path leads to Stony Brook Pond and Teal Marsh where turtles and great blue herons are easy to spy. A boardwalk leads over Kingfisher Pond to a stand of beech trees, which is a popular spot for a wide variety of wildlife viewing. It is adjacent to the Massachusetts Audubon’s 116 acre Stony Brook Wildlife Sanctuary and is managed collaboratively with them.

Another local gem is Lake Pearl. Lake Pearl is quiet picturesque pond located mid way between Boston and Providence. Its one of Wrenthams three sizable lakes, rich with conservation lands and open spaces. Originally known as Whitings’ Pond, its history as a thriving dance hall and park soon gave way to its current use as a residential and recreational gem. Funded by the Sweatt Foundation and maintained by many local organizations like the Local Scout Group, Sweatt beach has that small town lakefront beach charm that is enjoyed by many of the surrounding towns.

If you enjoy fishing, you have fishing at the canoe launch on The Charles River on Route 115 or if you prefer fresh still water fishing you could try Bush Pond on Mill Street.  Another cool thing you can try is standup paddleboarding AKA supping.   You can rent kayaks, canoes, and paddle boards from EMS at Lake Pearl.

The Norfolk Town Center Condominiums are a great place to call home. You will not be disappointed if you end up living here. The Norfolk Public Library is a GEM…the library offers tons of media (CDs, Audio,Video, Online Book Rentals) as well as being a host for a ton of local events.

Reasons people choose to look at condos and homes in Norfolk is that it is an ideal location situated between Providence,Boston, Worcester and Cape Cod.  The town property is just a short drive to the Emerald Square Mall Patriot Place, The Wrentham outlets.

About Norfolk

Norfolk is a semi-rural suburban town located just 22 miles south west of Boston in Norfolk  County. The town has easy access to Route 1, and Interstates 495 & 95 making it an ideal commuter location as well as an excellent location for business and economic development. The town is governed by the open town meeting form of government and has a 3 member Board of Selectmen. Norfolk Public Schools are well respected, and it is one of three towns that are part of the King Phillip Regional School District. Students may also specialty high schools such as Tri-County Regional Vocational Technical High School in Franklin and Norfolk County Agricultural High School in Walpole.
