There is so  much for kids and families to do in Franklin. You really never have to leave Franklin for any recreational activities. Whether your family is into soccer, baseball, lacrosse, or hockey there are plenty of options for recreational you sports in Franklin.  If your family is into baseball, then you will want to check out the Franklin Youth Baseball Organization. If hockey is your thing, then you may get to spend a lot of time in the cold Pirelli Hockey Rink on Panther way which is the home to Franklin Youth Hockey which is home to the Franklin Flyers. If you family is into other outdoor sporths such as soccer you may get a chance to visit the Beaver Pond Recreation Complex which does hosts games for Franklin Youth Soccer program on the turf field.  After kids play some sports you may want to cool off in Chilson Pond.

Fishing in Franklin

Chilson Pond at the Beaver Pond Recreation Complex has some fishing. Another place where people do a lot of freshwater fishing in Franklin is the The Charles River. The Charles River has plenty of places to launch a canoe or a kayak and do some fishing from. People also fish  on the Norfolk border at Populatic Pond at the Franklin Reservoir which is part of  The DelCarte Conservation Area.  It’s easily accessible on Pleasant Street with a parking lot to handle plenty of cars.

If you and are your dog are into socializing with other pet owners and their furbabies, the you will want to head over to Dacey Field which is the home of the Franklin Dog Park and Franklin Disc Golf.

Town of Franklin LibraryMy personal favorite has always been the library at the center of town. The library at the time of writing is under construction. Franklin Performing Arts Center

The Franklin Performing Arts Company is a local theater arts and music.  They produce a lot of musicals, plays, ballet and drama events throughout the year.

Dean College

Dean College is a not-for-profit institution that is fully accredited by the New England Association of Schools and Colleges (NEASC). Today, Dean serves more than a 1,150 full time students and close to 300 part time students, for a full enrollment of close to 1,450 and more than 25,000 alumni. The College’s future is based soundly upon its rich history of developing programs that meet the changing individual needs of students.

Franklin Town Common

Franklin Town Common is approximately 4 acres in size. It features mature trees and a lush level lawn bordered by mature trees offering plenty of shade trees. There are lot of statues and memorials. At the western base of the common is St. Mary’s Catholic Church.  In recent years, the common has been frequented by more people as it was a very good Pokemon stop.
Many town civic and government agencies hosts events on the Franklin Town Common.  There is a the Franklin Farmer’s Market hosted on the common for about 6 months of the year. Another event that happens at the Town Common is the annual Feast of Saint Rocco which has been going for approximately 40 years and includes food, music and carnival rides and games.

As far as grocery shopping in Franklin, people do their shopping at 1 of 3 large grocery stores. There is a Shaws in the Horace Mann Plaza on Route 140. About 100 yards away from the Shaws is a Big Y grocery store. If you like Stop and Shop then you will find them at the Franklin Village Shopping Center at Exit 17 of Interstate 495.

If you are looking for a Whole Foods Market, the nearest one to Franklin MA is the Bellingham Whole Foods Market accross the street from the Whole Foods is the nearest Market Basket. If you want to trade with Trader Joe, the nearest Trader Joes is in Foxboro at the Patriot Place.

There are two large shopping plazas in Franklin. The shopping plazas in town are The Horace Mann Plaza and The Franklin Village Shopping Center. For more retail therapy for those who are willing to travel a little further, you can head over to Patriots Place in Foxboro or The Wrentham Premium Outlets.
The nearest Target to Franklin is in Milford. Some local specialty stores include are the  Cake Bar Bakery in Downtown Franklin and Elizabeths Bagels

The condo complex of Swan Pond is located just outside Walpole center just off of Route 1A. If you are familiar with Gilmore’s Hardware Store and the commuter line station, the complex is within walking distances to these tow places.

The condo complex is really close to the Walpole MBTA commuter rail station which is located at 275 West Street in Walpole.  These townhouse style condos were built in the early 1990s. There are 170  town homes in this popular Walpole condo complex. In addition to the town homes, there are also single family homes which are part of the condo association. The single family homes that are part of the association are accessed off of West Street and there is a sign Clear Pond entrance indicating “The Homes at Swan Pond”.

The “Swan Pond” Condos are situated near Walpole center just off of Route 1A. The condo complex is really close to the Walpole MBTA commuter rail station which is located at 275 West Street in Walpole.  These townhouse style condos were built in the early 1990s. The condos at Swan Pond at the time of writing are currently ranging from $300,000 to  $325,000. There are small units selling for less than $325,000. Since all of the condos are all resale units, the finish will vary from unit to unit as people performed decorative changes and make modifications. The units were originally built with oak cabinets and laminate countertops. Many units sold in the last few months did have upgraded kitchens.  Most of the townhouses are two bedrooms with 1 and half baths. These condos were built in the early 1990s. The units do have outdoor space generally off of the back accessed via sliding door off of the living room. When I reviewed the last 16 months of sales, the average unit size that had been sold was around 1400 square feet. The condo fee is variable from unit to unit depending on the size of the unit. The condo fees on the last 16 months ranged from $375/month to $450/month.

The complex will really remind you of suburban residential single family home neighborhood. Many people move to the complex seeking all the benefits of owning a single family home without the maintenance of home ownership.  A large component of the lifestyle at the Swan Pond condos is the fact that many units have a view of a pond which also has fountains. This makes using your back patio area a nice refuge after a long day or a great place to start the day with your morning coffee.

Within Walking Distance to Walpole Center

From the Swan Pond condo complex, you can walk to Walpole Center and the Walpole commuter rail stop. Popular destinations by foot from the complex include Jalapenos Grill, The Raven’s Nest, Napper Tandy’s Pub and Conrads.  In addition these restaurants and pubs, there is a great independent coffee shop in Walpole Center. The name of the coffee shop is The Coffee Perch. The Coffee Perch is located at 1006 Washington Street in the heart of Walpole Center at the intersection of Route 1A and Route 27.  If you are a Starbucks kind of person, you will need to drive to get your fix. There is a Starbucks on Route 1 in Walpole.

The park is open year round.

The Walpole Public Library

The Walpole Public Library is a centerpiece for the Town of Walpole and you can walk here from The Swan Pond Condominiums.  The library is located at 143 School Street. Most of 2016 offered the same monthly housing market highlights. The number of homes for sale was drastically down in year-over-year comparisons, along with day on market and months of supply. Meanwhile, sales and prices were up in  most markets.

Medfield saw a 2% increase in home prices in 2016 over 2015.   The median sales price in Medfield, MA was $685,000. In 2015, it was $671,500.

Homes in Medfield sold very near to their asking prices. As you will see below in the chart of Medfield Home Prices that it typically only took about 77 days to get a property under agreement and the sellers achieved 96.1% of their asking prices for homes sold in Medfield MA

Overall in the Boston Real Estate Market…

Unemployment rates were low, wages improved and, as the year
waned, we completed a contentious presidential election and saw mortgage rates increase, neither of which are expected to have a negative impact on real estate in 2017.

Closed Sales decreased 10.2 percent for Single-Family homes and 1.0 percent for Condominium homes. Pending Sales decreased 1.7 percent for Single-Family homes but increased 3.7 percent for Condominium homes. Inventory decreased 35.0 percent for Single-Family homes and 28.6 percent for Condominium homes.

The Median Sales Price was up 9.4 percent to $547,000 for Single-Family homes and 4.8 percent to $465,000 for Condominium homes. Days on Market decreased 21.4 percent for Single-Family homes and 13.5 percent for Condominium homes.

Months Supply of Inventory decreased 38.1 percent for Single-Family homes and 31.3 percent for Condominium homes.
