Can a Gas Station Be Turned into Anything Besides a Gas Station in Massachusetts?

As a Keller Williams agent in Greater Boston, we run into a lot of strange residential real estate and  commercial situations.   In our office we have an internal message board so that we can help each other out. That is one of the huge benefits for being with a large branded company. In our office, people post their questions and our colleagues help out answering questions or share our domain expertise with one another.

Recently a question was posed within our office.   The question was around a prospective buyer who was potentially looking to buy a building that was previously used as an office and for an oil distributor.  There were large oil tanks on the property that were used in conjunction with the previous use of the property.

Here is how the question was posed…

“Do any of you know what would be required by the town and/or lender for the purchase of a building that was formerly used for an oil distributor? All tanks have been removed. Buyer is interested in using it for non-hazardous use (a custom sign shop). I’m thinking EPA test, etc.? I don’t know anything about this stuff…”

There was not much response from the group here at the office.  Over 10-12 years ago I was involved in residential project where the property was once used to quarry granite and sell to local builders back in the day to be used as foundation block for buildings.  Over time, the quarry was filled by various people with all kinds of material.

Through being involved with that property I  became aware of Massachusetts General Law 21E.

The actual chapter and name of the law is:

Chapter 21E: MASSACHUSETTS OIL AND HAZARDOUS MATERIAL RELEASE PREVENTION AND RESPONSE ACT

It is a section of the law that handles issues relating to hazardous materials.   I suggested the agent visit the MGL Section 21 Laws

In addition to that statute , there are various regulations relating to this, I passed along information about redevelopment of industrial types of properties. You can see more about the Massachusetts Brownfields Initiatives online below.

The Commonwealth of Massachusetts is committed to the cleanup and redevelopment of brownfields properties as a way to stimulate the economy and promote environmental protection goals…These are properties which may have been used as industrial sites.   I suggested to the agent that they take a look at The Massachusetts Guide to Redevelopment of Brownfields properties.

Do you know of any places which have been converted from Gas Stations into Something Else?

As a matter of fact, I know of two places in greater Boston where the properties were converted from the existing use of handling and distributing hazardous materials. The first place is in Walpole, MA. The property was previously a gas station on route 1A and it is now being used as a hair salon.  The name of the salon is Earthcare Salon

The second place is actually the Tasty Burger at Fenway Park.  The property there is really cool. They have roll up doors like a garage that are rolled up in the good weather to let the air in and open up the dining room. It’s really a cool concept.

I am sure that at one point these two properties had to have environmental studies, zoning changes and various soil types of tests completed in order to make use of the property in another manner.

Please note that I am residential realtor in Greater Boston and this outside of my scope, but definitely have contacts in the space if you are looking at taking on a project like the conversion of a gas station to another use. What are the Laurelwood Condos?

The Laurelwood Condos in Milford is a townhouse condominium community that is comprised mostly of two-bedroom units. There are 74 units in the complex. Most of the units have 2 and half baths. Generally speaking, the units are around ~1600 square feet. They feature rear private decks and small front porches. These townhomes also have finished basements. These have attached car garages as well. The complex has a nice traffic flow where all of the units are accessed off of Godfrey Lane which has a nice circular flow. Another street within the complex is Dewey.

A recent listing we have is located at 31 Godfrey Lane.

The homes have centralized air conditioning and heating and also come with a garage. You will like the garage when the snow is flying in Massachusetts.

The first floor of the condos have an open concept living room and dining room. In the original build the floors were carpeted, however many owners have installed hardwood floors. The living room have large windows that let in tons of natural light. The kitchen stove is electric in all the units. They do come with dishwashers.

The second floor bathrooms have jetted tubs and linoleum floors that are easy to maintain. They also have a separate enclosed shower. The bedrooms have wall-to-wall carpeting and large closets.

Each unit also has it’s own washer and dryer connections. Some units have the laundry in the basement and others have the connections on the second floor.

Each townhome comes with an unfinished basement as well, however many of the homeowners have refinished their lower levels.

These units were built in 1987.

Milford can surely BOAST about the Upper Charles Bike Trail! Not only is it nicely paved and perfect for walking and/or biking — but it is scenic, as well! The setting of the trail meanders through woods, downtown, and Lake Louisa. At Lake Louisa you will see everything from ducks, geese, swans (a whole swan family!) to turtles, deer, possums and a plethora of birds! Beautiful place to relax, snap photos and enjoy nature. Way to go Milford! Great job!

The Old Colony Townhouse is a 60 unit condominium complex in North Attleboro, MA. The complex is comprised of two bedroom townhouse style units. In terms of condos in North Attleboro, The Old Colony Townhouse Condos offers two level townhouse style condos with an average size of around ~1200 square feet. The units are generally all two bedroom units with one and half baths. If you’re looking for a spacious two bedroom condo at an affordable price, then you should look at The Old Colony Townhouse Condominiums. These units do not offer single level living.

The units have a large open style kitchens with peninsulas between the kitchen and dining areas. The kitchens come with lots of counter space and plenty of cabinets for storage. The units come with dishwashers.
