Forge Hill Condos Franklin

The Forge Hill Condominium is a 64 unit condo complex on Forge Hill in Franklin. The location is great location for commuters who want to use public transit and also Route 495.  The location is 5 minutes from the Forge Park MBTA Commuter Rail Station.  Forge Park is one of two train stations in Franklin.  The parking lot at Forge Park will hold approximately 700 cars so no need to stress over finding a place to park.

Where is The Forge Hill Condominium Complex?

The Forge Hill condo is accessed off of Forge Hill Road which is off of Grove Street. If you know where the Franklin YMCA is located then you know where the complex is since you pass right by the complex on the way to the Franklin YMCA
The streets in the Forge Hill Condominium complex include: Appleton,Danforth Common,Bancroft,Emerson Way, and Clarendon Common.

The Forge Hill Complex was built in 1983.  The units in the complex range between 1600 and 1800 square feet.   The units also come with basements which many owners have refinished into lower level living space. All units will afford one garage space and in some instances some of the units have two car garages.

These were originally built as two bedroom units, however some of the owners have renovated the lower levels to include an additional bedroom. Other units, with a loft in the floor plan have been reconfigured to make the loft a third bedroom. The same is true for bathrooms. The units all came with two bathrooms, again, some owners through renovation have created additional half and full bathrooms.  These units can be tricky for folks with mobility requirements since the bedrooms are either on the second floor or in the lower level depending on the renovations done by previous owners.

Outdoor Space at Forge Hill Condos

Many of the owners have have fenced off small areas around the front of their units so that they could have small private courtyards to enjoy some outdoor space.  Also, the units do feature decks off the rear on the first floor. The Townhouses at Norfolk Town Center is a 44 unit condominium complex in Norfolk, MA. The complex is comprised of two and three bedroom townhouse style units. In terms of condos in Norfolk, The Townhouses at Norfolk Town Center offer two level townhouse style condos with an average size of around ~2000 square feet. The units are generally all two plus  bedroom units with at least one and half baths.

If you’re looking for a spacious two+ bedroom condo at a good price, then you should look at The Townhouses at Norfolk Town Center Condominiums. These units are multi level units however many have bedrooms and bathrooms on the first floor which would offer single level living.

The units have a large open style kitchens with peninsulas between the kitchen and dining areas. The kitchens come with lots of counter space and plenty of cabinets for storage. The units come with dishwashers.

Just over on 1A are a couple of staple restaurants that many of the locals frequent. The Horse and Carriage is a long time local favorite for people in Norfolk. Outdoor Recreation in and around Norfolk

If you are an outdoor enthusiast, the Town of Norfolk has so much to offer.  There is so much that Norfolk County has to offer.

In Norfolk you have the Bristol Blake State Reservation. The reservation offers 140 acres in the town of Norfolk. The reservation was once home to a commercial sawmill operation. A large, open field welcomes visitors and an old stone lined cow path leads to Stony Brook Pond and Teal Marsh where turtles and great blue herons are easy to spy. A boardwalk leads over Kingfisher Pond to a stand of beech trees, which is a popular spot for a wide variety of wildlife viewing. It is adjacent to the Massachusetts Audubon’s 116 acre Stony Brook Wildlife Sanctuary and is managed collaboratively with them.

Another local gem is Lake Pearl. Lake Pearl is quiet picturesque pond located mid way between Boston and Providence. Its one of Wrenthams three sizable lakes, rich with conservation lands and open spaces. Originally known as Whitings’ Pond, its history as a thriving dance hall and park soon gave way to its current use as a residential and recreational gem. Funded by the Sweatt Foundation and maintained by many local organizations like the Local Scout Group, Sweatt beach has that small town lakefront beach charm that is enjoyed by many of the surrounding towns.

If you enjoy fishing, you have fishing at the canoe launch on The Charles River on Route 115 or if you prefer fresh still water fishing you could try Bush Pond on Mill Street.  Another cool thing you can try is standup paddleboarding AKA supping.   You can rent kayaks, canoes, and paddle boards from EMS at Lake Pearl.

The Norfolk Town Center Condominiums are a great place to call home. You will not be disappointed if you end up living here. The Pitfalls of Overpricing

Homeowners often think that it’s OK to overprice at first, because — who knows? — maybe you’ll just get what you’re asking for. Although you can certainly lower an inflated price later, you’ll sacrifice a lot in the process. The most obvious damage: A house that remains on the market for months can prevent you from moving into your dream home. Already purchased that next home? You might saddle yourself with two mortgages.

“You lose a lot of time and money if you don’t price it right,” says Norma Newgent, an agent with Area Pro Realty in Tampa, Fla.

And worse: Continually lowering the price could turn off potential buyers who might start wondering just what is wrong with your home.

“Buyers are smart and educated,” says Lisa Hjorten of Marketplace Sotheby’s International Realty in Redmond, Wash. “You’re probably going to lose them.”

Conflating actual value with sentimental value — how much they assume their home’s worth because they lived there and loved the time they spent there.
Assuming renovations should result in a dollar-for-dollar increase in the selling price — or more.

“Many homeowners think, ‘Of course my home is worth a bazillion dollars,’” says Newgent. If they put in a few thousand dollars worth of new flooring, for example, they might overestimate the upgrade’s impact on the home’s value into the tens of thousands.

A home came with a built-in renovation trap: It was already the nicest home in the area, making it harder to sell. Major additions had inflated the square footage — and the price, according to one appraiser — without accounting for the surrounding neighborhood. That created a disconnect for buyers: Wealthier ones who might be interested in the upgraded home disliked the neighborhood, and less affluent buyers couldn’t afford the asking price.

“Don’t buy the nicest home on the block” is common real estate advice for this reason.

Another culprit for many a mispriced home is online tools, like Zillow’s “Zestimate,” that prescribe an estimated market value based on local data.

The estimate is often wildly inaccurate. A Virginia-area real estate company, McEnearney & Associates, has compared actual sold prices with predicted online estimates for several hundred homes in the area for the past few years and concluded the predictions failed half of the time.

The Right Stats for the Right Price

The best pricing strategy? Consult a real estate agent, who will use something called comps (also known as “comparable sales”) to determine the appropriate listing price. They’re not just looking at your neighbors; they’re seeking out near-identical homes with similar floor plans, square footage, and amenities that sold in the last few months.

Once they’ve assembled a list of similar homes (and the real prices buyers paid), they can make an accurate estimate of what you can expect to receive for your home. If a three-bedroom bungalow with granite countertops and a walk-out basement down the block sold for $359,000, expecting more from your own three-bedroom bungalow with granite countertops and a walk-out basement is a pipe dream.

After crunching the data, they’ll work with you to determine a fair price that’ll entice buyers. The number might be less than you hope and expect, but listing your home correctly — not idealistically — is a sure way to avoid the aches and pains of a long, drawn-out listing that just won’t sell.

Knowing When the Price is Too High

Once your home is on the market, you’ll start accumulating another set of data that will serve as the ultimate price test: how buyers react.

Agent Hjorten says there’s an easy way to tell if you’ve priced too high: “If we have no showings, it’s way too high. Lots of showings and no offer means you’ve marketed well — but it’s overpriced once people get inside.”

Talmadge didn’t struggle with showings. She says a number of people were interested in the home, but not enough at the price. In the end, Talmadge sold her home for $125,000, with a $5,000 seller’s assist, a discount on the cost of the home applied directly to closing costs.

“It all boils down to location, location, location. In [another] neighborhood, our house might well have sold for well over $130,000,” Talmadge says.

When it comes to finding a buyer, pricing your home according to data — and the right data, at that — is crucial to making the sale.
