Boydes Crossing Condos in Norfolk MA

Have you seen the land that has been cleared between Main Street and the MBTA Commuter rail tracks just between St. Judes and The Norfolk Police Department.

That land has been cleared for what is being touted as a pocket development called Boyde’s Crossing.  A definition of what a pocket development can be found below.

At one point, you may have seen goats running around while they were clearing the land. The goats were part of the land clearing process to prepare for the project.

The exact location is roughly 106-108 Main Street.  The site is adjacent to the last MBTA parking lot on Main Street.

I have done a little research on the project and would like to share those details with you. Boydes Crossing was permitted by the Town of Norfolk on March 9, 2016.  Below you will find a narrative description from the approved permit for Boyde’s Crossing. This was found on Town of Norfolk web site

According to the permit, there will be 40 single family condo units on 9.01 acres.  The complex will be comprised of 30 two bedroom units and 10 three bedroom units.

These are currently under construction and will not be ready for occupancy for a little bit.

What is a Pocket Neighborhood?

Pocket neighborhoods are clusters of homes that are designed around a central shared open space such as a joined backyards, a shared garden or a courtyard. Pocket neighborhoods can also be designed around a vegetable garden or a “village green”.

Boyde’s Crossing Will Be Green & Have Green Space Too

On the Sun Chronicle site ,  the developers described the project as “a thoughtfully designed neighborhood of sustainable homes promoting a healthy, comfortable lifestyle and a strong sense of community. Its emphasis on environmental stewardship appeals to everyone from young professionals to empty nesters looking to reduce their carbon footprint while at the same time being part of a larger community.”

According to the article posted on Wicked Local about Boyde’s Crossing,  the developer will have a larger green space rather than large yards. “Instead of large yards to tend to, the green space in the middle of the community will serve as a meeting place. Boyde’s Crossing will also be within walking distance of the train station and the downtown area. Bike racks will be installed to promote healthy living, and help people spend less money for gas to fuel their cars.”

Some of the green features of the project include:

  • Lighting and electricity consumed will be solar generated
  • Water sources include a well and rainwater collection
  • Recyclable and renewable building materials
  • Drought tolerant plantings to lessen water consumption
  • Pervious surface pavers will be allow rainwater to recharge into the earth
  • Walking distance to town center, the library and the MBTA commuter rail



Developer on Boydes Crossing

According to the Sun Chronicle, the developer of the project in Norfolk is Stonebridge Homes, Inc out of Easton, Massacusetts

According to the Stonebridge web site, the developer Stonebridge Homes, Inc. is a full-service builder specializing in single family homes and condominiums primarily in Southeastern Massachusetts.
