As my drill seargeant said at Fort Benning, it’s hotter than Georgia asphalt.

In the last 7 days, there have been 510 new listings, while at the same time, 754 properties went under agreement.

If you are buyer right now, you are definitely feeling the heat. Your agent is going to have to work hard like a Marine in Fallujah going door to door to find you a home. Most likely if the property is on the MLS it’s under agreement with multiple offers in days.

The total active properties in Norfolk and Suffolk Counties sits at 2922 while the pending properties is exceeding this with a total of 3742.

I have been tracking the trend since the “re-opening of Massachusetts with Covid-19” and you will see that pending is far outstripping the active listings by a mile each week.

What does this mean for a buyer in Boston?

If you are buyer in Boston, you had better be with the best possible combination of Realtors, lenders, and attorneys.  If you are not quick, you are homeless.  If you are picky, you are probably out.   Sleeping on it doesn’t exist. Decisions need to be made promptly, otherwise sellers will make decisions for you without you present in the discussion.

What does it mean for a seller in Boston?

Sellers if you want to put that jalopy on the market it will sell and you won’t get beat up.  The only caveat to that would really be a non-functioning or defective septic.

Buyers are purchasing homes at a feverish pace while the mortage rates are low.

A lot of buyer deals are showing up with “home inspection for informational purposes only” clauses. If you are a seller can you say “sweet” or houw about “hasta la vista, jalopy”.
