What are Homes Selling for in Walpole MA

May 22nd, 2018 by Michael Mahoney

Home Prices in Walpole MA for April 2018

Real estate market data for Walpole, MA provided by Michael Mahoney of eXp Realty in Boston.

If your life as you know could change in 22 days, would you want to know more about it?  Well that is the real estate market in Walpole right now.   Homes in April took only 22 days to go under agreement.

Homes for Sale in Walpole MA by Michael MahoneyWalpole Home Prices

We have seen months of listing price increases on home prices in Walpole and don’t expect things to slow down anytime soon.  If you are considering buying a home you can still find deals on a house in Walpole but having a good real estate agent who understands the market is a must.

I would not wait on the sidelines for too long, many of our listings are starting to sell within a few days of hitting the market. As you can see from the table below, listings are selling very close to their asking price. To make sure you can get a home under agreement, you’ll want to have an agent who knows the Walpole market and what it will take to get a home under agreement.

Walpole MA Homes for Sale by Realtor Michael Mahoney

If you are interested in how much current inventory is on the market in Walpole you can find that information by clicking on the link.

High inventory will suggest that homes are sitting on the market for longer. Currently in this area of Walpole, homes have a median time of 32 days on the market before they sell.

This suggests that sellers are in a great position to find a buyer with great terms and conditions.

Sellers should make sure to price their home near the market value. By pricing the property at the market value, the seller’s have very good chances of obtaining multiple offers.

Low inventory in Walpole has multiple offers coming in on homes similar to what we saw back in 2007.

The low inventory is one indicator that prices should continue to rise.

Walpole Real Estate Report Summary

The median sale price in April for single family homes in Walpole is $535,900. The median sale prices dropped significantly from the previous month, however that was due to the fact there were two homes sold in the previous month at 1.1mm.

There were 20 closed transactions in Walpole in April.  This was about 11.5mm in volume.

The highest price sale in April was $1,040,000.

The lowest price sale in April in Walpole was $275,000.

Sellers are getting offers on their homes in about 3 weeks.

“If you want to make a change, you can significantly change the course of your life in this real estate market in about 3 weeks or less.  Homes are selling quickly and fetching amazing prices” -Michael Mahoney, Realtor

Walpole still remains a very popular place to live.   This was evidenced in the 2017 LendEDU report on Walplole.

If you wanted to get a sense of the national real estate market, one place you may get reports on the national level would be from Realtor.org which is the web site managed by the National Association of Realtors.

Can a Gas Station Be Turned into Anything Besides a Gas Station in Massachusetts?

April 27th, 2017 by Michael Mahoney

Massachusetts Property Redevelopment

Gas Station Conversion

Can a Gas Station Be Turned into Anything Besides a Gas Station in Massachusetts?

As a Keller Williams agent in Greater Boston, we run into a lot of strange residential real estate and  commercial situations.   In our office we have an internal message board so that we can help each other out. That is one of the huge benefits for being with a large branded company. In our office, people post their questions and our colleagues help out answering questions or share our domain expertise with one another.

Recently a question was posed within our office.   The question was around a prospective buyer who was potentially looking to buy a building that was previously used as an office and for an oil distributor.  There were large oil tanks on the property that were used in conjunction with the previous use of the property.

Here is how the question was posed…

“Do any of you know what would be required by the town and/or lender for the purchase of a building that was formerly used for an oil distributor? All tanks have been removed. Buyer is interested in using it for non-hazardous use (a custom sign shop). I’m thinking EPA test, etc.? I don’t know anything about this stuff…”

There was not much response from the group here at the office.  Over 10-12 years ago I was involved in residential project where the property was once used to quarry granite and sell to local builders back in the day to be used as foundation block for buildings.  Over time, the quarry was filled by various people with all kinds of material.

Through being involved with that property I  became aware of Massachusetts General Law 21E.

The actual chapter and name of the law is:

Chapter 21E: MASSACHUSETTS OIL AND HAZARDOUS MATERIAL RELEASE PREVENTION AND RESPONSE ACT

It is a section of the law that handles issues relating to hazardous materials.   I suggested the agent visit the MGL Section 21 Laws

In addition to that statute , there are various regulations relating to this, I passed along information about redevelopment of industrial types of properties. You can see more about the Massachusetts Brownfields Initiatives online below.

The Commonwealth of Massachusetts is committed to the cleanup and redevelopment of brownfields properties as a way to stimulate the economy and promote environmental protection goals…These are properties which may have been used as industrial sites.   I suggested to the agent that they take a look at The Massachusetts Guide to Redevelopment of Brownfields properties.

Do you know of any places which have been converted from Gas Stations into Something Else?

As a matter of fact, I know of two places in greater Boston where the properties were converted from the existing use of handling and distributing hazardous materials. The first place is in Walpole, MA. The property was previously a gas station on route 1A and it is now being used as a hair salon.  The name of the salon is Earthcare Salon

The second place is actually the Tasty Burger at Fenway Park.  The property there is really cool. They have roll up doors like a garage that are rolled up in the good weather to let the air in and open up the dining room. It’s really a cool concept.

I am sure that at one point these two properties had to have environmental studies, zoning changes and various soil types of tests completed in order to make use of the property in another manner.

Please note that I am residential realtor in Greater Boston and this outside of my scope, but definitely have contacts in the space if you are looking at taking on a project like the conversion of a gas station to another use. Also, I have a friend who sells gas stations so if you are making a consideration of that type of property, please give me a call at 617-615-9435.

The only extent of commercial that my practice will do is residential multifamily investment properties. Through this area of practice I have partners and vendors who handle legal, environmental and zoning related matters.

If you are looking at commercial / multifamily investment properties then you will want to look at some below.

Swan Pond Condos in Walpole Massachusetts

March 15th, 2017 by Michael Mahoney

Swan Pond Condos Walpole Massachusetts

Swan Pond Condos Walpole

Swan Pond Condos Walpole

The condo complex of Swan Pond is located just outside Walpole center just off of Route 1A. If you are familiar with Gilmore’s Hardware Store and the commuter line station, the complex is within walking distances to these tow places.

The condo complex is really close to the Walpole MBTA commuter rail station which is located at 275 West Street in Walpole.  These townhouse style condos were built in the early 1990s. There are 170  town homes in this popular Walpole condo complex. In addition to the town homes, there are also single family homes which are part of the condo association. The single family homes that are part of the association are accessed off of West Street and there is a sign Clear Pond entrance indicating “The Homes at Swan Pond”.

The “Swan Pond” Condos are situated near Walpole center just off of Route 1A. The single family homes that are part of the association are accessed off of West Street and there is a sign Clear Pond entrance indication “The Homes at Swan Pond”.

Swan Pond Condos Are Townhouses

The condos at Swan Pond at the time of writing are currently ranging from $300,000 to  $325,000. There are small units selling for less than $325,000. Since all of the condos are all resale units, the finish will vary from unit to unit as people performed decorative changes and make modifications. The units were originally built with oak cabinets and laminate countertops. Many units sold in the last few months did have upgraded kitchens.  Most of the townhouses are two bedrooms with 1 and half baths. These condos were built in the early 1990s. Sales of units in the last 16 months only took about 50 days.  If you would like to know what sold in the last 5 years, you can download the Swan Pond Condo Sales Report below:

Report on the Sales of Condos at Swan Pond

Swan Pond Condos in Walpole MA

The units do have outdoor space generally off of the back accessed via sliding door off of the living room. When I reviewed the last 16 months of sales, the average unit size that had been sold was around 1400 square feet. The condo fee is variable from unit to unit depending on the size of the unit. The condo fees on the last 16 months ranged from $375/month to $450/month.

The complex will really remind you of suburban residential single family home neighborhood. Many people move to the complex seeking all the benefits of owning a single family home without the maintenance of home ownership.  A large component of the lifestyle at the Swan Pond condos is the fact that many units have a view of a pond which also has fountains. This makes using your back patio area a nice refuge after a long day or a great place to start the day with your morning coffee.

The second floor has three bedrooms and a full bath. The bathrooms is mostly like a 1970-1980 installation however the tile and overall condition is in really great shape. If it were me making the purchase I would probably call my friends at Porcelain and Patch in Watertown and ask them to re-glaze the bathrooms white and just install a new floor and vanity rather than gutting the bathroom.

Oh and The Garage….

Have a car collection…you can fit 4+ cars inside the detached garage.

The garage roughly measures 20 x 52 and it’s two stories high…There is a staircase inside the garage which leads to a full height open second floor.  There is electricity to the garage. The garage has an electric door opener and a security system.

Garage Potential?

Many people have asked about the potential of doing an accessory apartment for an in-law apartment on the second floor of the garage. There is certainly enough space over the garage to have a massive apartment. The seller does not represent this as permissible and would encourage any prospective buyer to due their diligence with the town.

Another Garage Option…

The second floor of the garage might be a perfect opportunity for someone who would like to have an office and the option of storing vehicles on their own property instead of a landlords for the service business.

If you would like access to the photos of the garage, you can send Michael Mahoney at Keller Williams a text to 617-615-9435

How Much Is Your Walpole Home or Condo is Worth?

There are a number of sites on the internet that will give you ‘estimates’ for what your home will sell for. These sites use public records and usually some kind of algorithm to try to produce a value for your home. These sites also publicly state their ‘error rates’. That means they aren’t correct, they are simply an estimate based on incomplete date. We would love to do a free comparative market analysis of your home or condo in the Walpole area and let you know what could expect to get in today’s market if you are considering selling. Our valuation is based on up to the day data for homes that have recently sold in the area. Our valuation is not based on a formula that relies on public records which can take months to update.
