Diplacido Development out of Wrentham has a proposal to build a 40b project on Lawrence Road in Norfolk near Bush Pond on the old Buckley and Mann site. There are two names to the project being presented. The names are The Preserve at Abbyville and Abbyville Commons.

There is a  total of 148 single-family homes and 49 apartments being eyed for the 9-acre parcel off Lawrence Street, where Buckley and Mann had been located.

From the Sun Chronicle article dated June 4 2017  – “Of the 148 homes, 56 would be four-bedroom, 60 three-bedroom, and 32 two-bedrooms age-restricted homes. Thirty-seven of the homes would be classified as affordable to meet the 25 percent minimum for the state law.

Also included in the proposal are rental units: 48 apartments, 46 of which would be in 23 duplex buildings, and two single-family homes. A dozen of those units would be affordable. The 40B process falls under the jurisdiction of MassHousing.

Before I detail what homes are selling for in in Norfolk Massachusetts, I thought I would share with you some of the national real estate market statistics. As you can see in the chart above the median price was up in Norfolk for end of year 2016. The median was almost 5 1/2 percent higher over the close of 2015. The median in 2015 was $493,500 in Norfolk and at the end of 2016 the the median was $520,000.  The actual number of sales was also up by 8%. There were 160 homes sold in Norfolk MA for the year.

At the end of the 2016 the available homes in Norfolk was down 32% from where it was at the same time last year.

Overall Residential Real Estate Market Data in Greater Boston

Most of 2016 offered the same monthly housing market highlights. The number of  homes for sale was drastically down in year-over-year comparisons, along with days on market and months of supply. Meanwhile, sales and prices were up in
most markets. Unemployment rates were low, wages improved and, as the year waned, we completed a contentious presidential election and saw mortgage rates increase, neither of which are expected to have a negative impact on real estate in
2017.

Closed Sales decreased 10.2 percent for Single-Family homes and 1.0 percent for Condominium homes. Pending Sales decreased 1.7 percent for Single-Family homes but increased 3.7 percent for Condominium homes. Inventory decreased
35.0 percent for Single-Family homes and 28.6 percent for Condominium homes. The Median Sales Price was up 9.4 percent to $547,000 for Single-Family homes and 4.8 percent to $465,000 for Condominium homes. Days on Market decreased
21.4 percent for Single-Family homes and 13.5 percent for Condominium homes. Months Supply of Inventory decreased 38.1 percent for Single-Family homes and 31.3 percent for Condominium homes.
