Most of 2016 offered the same monthly housing market highlights. The number of homes for sale was drastically down in year-over-year comparisons, along with day on market and months of supply. Meanwhile, sales and prices were up in  most markets.

Medfield saw a 2% increase in home prices in 2016 over 2015.   The median sales price in Medfield, MA was $685,000. In 2015, it was $671,500.

Homes in Medfield sold very near to their asking prices. As you will see below in the chart of Medfield Home Prices that it typically only took about 77 days to get a property under agreement and the sellers achieved 96.1% of their asking prices for homes sold in Medfield MA

Overall in the Boston Real Estate Market…

Unemployment rates were low, wages improved and, as the year
waned, we completed a contentious presidential election and saw mortgage rates increase, neither of which are expected to have a negative impact on real estate in 2017.

Closed Sales decreased 10.2 percent for Single-Family homes and 1.0 percent for Condominium homes. Pending Sales decreased 1.7 percent for Single-Family homes but increased 3.7 percent for Condominium homes. Inventory decreased 35.0 percent for Single-Family homes and 28.6 percent for Condominium homes.

The Median Sales Price was up 9.4 percent to $547,000 for Single-Family homes and 4.8 percent to $465,000 for Condominium homes. Days on Market decreased 21.4 percent for Single-Family homes and 13.5 percent for Condominium homes.

Months Supply of Inventory decreased 38.1 percent for Single-Family homes and 31.3 percent for Condominium homes.

The Woodlands in Medfield is a 7 unit condominium complex located at 73 Spring Street.  These townhouses style homes are approximately 1500 square feet in size. They are typically three full floors of space which would include a finished basement.

 

 

 

These condos rarely become available. In the last 5 years there have only been three of them sold.
