Boston Real Estate Market January 21 2019

This week the median list price for Boston, MA is $750,000 with the market action index hovering around 33. This is less than last month’s market action index of 37. Inventory has held steady at or around 89.

Market Action Index

The Market Action Index answers the question “How’s the Market?” by measuring the current rate of sale versus the amount of the inventory. Index above 30 implies Seller’s Market conditions. Below 30, conditions favor the buyer.

Slight Seller’s Advantage

The market has been cooling over time and prices plateaued for a while. Despite the consistent decrease in MAI, we’re in the Seller’s zone. Watch for changes in MAI. If the MAI resumes its climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.

Transportation in Norfolk, MA

The Norfolk MBTA commuter rail station is in Zone 5 and is located at 9 Rockwood Road. There are over 500 parking spaces available for commuters to park at for the day.

At one time, there was an active airport in Norfolk, Massachusetts. The Norfolk Airpark (FAA airport code 32M) has one 2,700-foot (820 m) north-south runway and is about 2 miles (3 km) west of the town center over on the Medway and Franklin side of town.  It has been closed in recent yearsIt’s my understanding there have been plans for new residential developments proposed. According to the Wikipedia entry for Norfolk, Massachusetts there is debate within the town regarding the fate of the old airport as it would be a source of unnecessary noise.

Norfolk Public Schools

As of 2012, there are three public schools located within the town. They are the H. Olive Day Elementary School (Pre-K-2), The Freeman-Kennedy Elementary School (3-6), and King Philip Regional Middle School (7-8). Students go on to attend King Philip Regional High School in Wrentham or, specialty high schools such as Tri-County Regional Vocational Technical High School in Franklin and Norfolk County Agricultural High School in Walpole.

Norfolk Public Library

A new public library building recently opened on town hill. Inside the new library in 2009, a one-room school house, the original public library building, was reopened as a meeting room and historical landmark. The Norfolk Library has amazing offerings.

Town Government in Norfolk

Norfolk is run by a board of three Selectmen, each elected for a three-year term, and is administered on a day-to-day basis by a Town Administrator who is a town employee. Residents help set policy and the direction of local government by volunteering to sit on elected and/or appointed boards and committees and by participating at Town Meeting.

The Norfolk Farmers Market

Norfolk Senior Citizens

The Town of Norfolk has made a tremendous investment in their senior population.  The town has a senior center which is located at:

The Norfolk Council on Aging meets on the third Monday of every month except in August. They meet at the Senior Center at 9:30am.

The Norfolk Council on Aging is a Town of Norfolk board organized under the Board of Selectmen’s office to oversee services available to residents sixty years of age and over according to the Commonwealth of Massachusetts Annotated Laws Chapter 40, Section 8B.

Purpose of the Norfolk Senior Center and Council on Aging

To identify the needs of the community’s elder population and available resources to meet such needs. To educate the community at large in the needs of the elderly.

Things to Know About The Norfolk Council on Aging

The Norfolk Council on Aging provides various information, as well as transportation to doctors, shopping, meal sites, etc.
They also put out a monthly newsletter informing the local population about upcoming activities.

Norfolk Emergency Services

The Norfolk Police Department is a fairly small department located in the center of town. It is staffed by a total of 17 police officers, including the chief of police. The town’s fire department and emergency medical services was staffed full-time with 24h/7d coverage for the first time in April 2001, and since 2004 provides Advanced Life Support Services. The Fire Department is staffed by 13 career Firefighters which includes the fire chief. The police and fire communications department (also known as dispatch) is operated by a total of 4 full-time dispatchers and 6 part-time dispatchers. All of these emergency services are located in the center of town on Main Street.

In Greater Boston through the end of 2015 there were 14,313 closed single family sales. Median sales prices in Greater Boston were up 3.7% at the end of the year. Single family homes went under agreement in 71 days.

Single family home sellers in the Boston area achieved 97.6% of their asking prices in 2015. Essentially, this means that for every $100.00 in asking price, the sellers achieved $97.60. This was a ½ percent increase over 2014. The slight increase could be simply due to the fact that there was a 14.1% deficit in available inventory.

Yesterday was “Truck Day” for the Red Sox, and they are not the only ones with Summer Baseball on their minds!

The long-time goals of Norfolk Baseball has been to give anyone who wants to have the summer ball experience the opportunity to do so. In order to continue to make this possible, we have opened registration for summer baseball today. We greatly appreciate those that are sure they want to participate on a summer baseball team to register as soon as possible to assist us in determining how many teams, leagues we may enter, etc.

Please note that when you register, you are doing so for the general program; actual team placement will not occur until end the end of May.

Please visit our website, www.norfolkbaseball.com, and click on “Summer Baseball” from the Home menu for details about all of our programs. A few important points are included below:

  • The summer season begins in late June and runs through July. Participants should expect three to four practices and/or games per week. Many teams will also participate in at least one weekend-long tournament.
  • We plan to field at least one team in each baseball age level 9-12 in the more competitive, Hockomock American League. Other teams will be enrolled in leagues based on the number of players, availability, competition, etc…..so please register early so we have a good idea of numbers!
  • Please refer to the website for expected commitments. Players on the Hockomock American teams are expected to demonstrate a high level of commitment and therefore should not plan to miss more than one (1) week during June and July. Please make sure you are clear on your registration.
  • Players are placed on teams based on spring performance and an evaluation day on Sunday, May 8 (times TBA).
  • There are many details on the process of team placement on the website, please be sure to review.
  • This year, our summer Hockomock teams will participate in the local Cal Ripken tournament, which will occur in mid to late June and likely overlap the beginning of the summer season.
