5 Bullet Friday: Here Is What’s Happening in Our Century 21

What a week it’s been. We had quite a few closings. It’s nice to see so much activity. It reminds of the good old days before the “new normal”. I must say how impressed I am by all the agents on their adaptability and drive for their clients. The level of customer service you provide to your clients is inspiring. I am paying attention. It’s pretty awesome.
Real estate agents do not get a lot of credit for their hard work and willingness to go above and beyond. I just want you to know that if your clients and customers and the buying and selling public don’t see it, I do. You guys and gals have been working you tails off it. It’s shows every week.
This week I loaded a ton of materials into Dotloop. Respectively, in the purchasing loop I added materials that would be useful for a buyer consult. These include a buyer’s road map and a buyer’s questionnaire. My thought process here is that if you had a new opportunity these could serve as devices for a good conversation without having to reinvent the wheel every time you have an appointment.
On the listing documentation loop, I added a ton of stuff their too. These include a seller’s guide, interview questions, road map, scripts and dialogues for listings, a lot Century 21 specific materials.

Bullet #1 Greater Boston Records 18th Highest Sales Total for the Month in June

Detached Single-Family Homes
The 1,150 homes sold in June 2020 was the eighteenth highest sales
total for the month and was a 28.8 percent decrease from the 1,616
homes sold in June 2019. Additionally, the median sales price increased
4.5 percent to a new record price for June in Greater Boston of $679,075
up from the $650,000 price in June 2019.
With 706 condos sold in June, it was the eighteenth most active June on
record in Greater Boston, as the market experienced an 39.3 percent
decline in sales volume from the 1,253 sold in June 2019. The median
sales price of condos decreased 4.4 percent from $619,900 in June 2019
to $592,500 this year.
This month, 119 multi-family homes were sold in Greater Boston, which
is a 40.2 percent decrease from the 199 multi-family homes sold in June

Bullet #2 Homes are selling at the fastest rate ever recorded by Zillow
Homes are typically selling just 20 days after hitting the market, according to a weekly market survey published Thursday by Zillow
“As surprising as it might have seemed at the time, sellers who forged ahead with listing their homes this spring were richly rewarded, when buyers buoyed by record-low mortgage rates flooded their listings with offers” “Now, word is getting out that the housing market is on solid ground, so more listings are belatedly rushing to market, extending the busy spring shopping season well into summer.”

Bullet #3 What Business is Happening in Our Century 21 Office
A few things going on this week. Marilyn House has a home inspection on 785 Washington Street in Norwood, MA. Mary Jane Lightbody and Alvin Mullin have been working on 768 South Street in Walpole. They are also putting 199 Coldwell Drive in Dedham on market on July 29th.
Katy Landolfi signed a p and s 14 Audrey in Quincy and 85 Albert in Brockton. Katy also closed on a property in Plymouth this week.
Edward Keefe closed on 165 Whippoorwill in Mashpee yesterday. Ed also reduced the price on 12 Manchester in Wrentham
Kathy Hasenjaeger has been active with 632 Main Street in Walpole.
Theresa Heinz closed on 11 Atherton in Foxboro. Theresa also has a closing next week. Watch out Marilyn, star pupil status is on the rocks.
Today, Lisa Demaio is closing on 30 Regent in Wrentham and 12 Acorn in Millis.
Bullet #4 Coming Soon Listings
Alvin raised a good point and wanted me to share it specifically with Theresa who has a couple of buyers she is trying to find houses for. When searching for houses in MLSPIN, there is a “coming soon” status. Some agents use this while they are staging the property for sale. Yesterday, Alvin and I did a search and reviewed the results of the search. We then added on the “coming soon” status to the search and we received 5 or so more results. It’s useful if you have buyers.
Bullet #5 Are You a Memeber of the NRA?
My dad always said he was a member of the NRA to people. I would say what is the NRA and he would say when someone offers you something for free, “never refuse anything”. I am going to show a place where you can get some images for your social media presence.
The tool is called ListingReports.com. You can go onto that site and download their “shareables”. It’s a good source for some content.
Here is an example of one of their “shareables”. The content comes out everyday. This is good for anyone who is not creative or tongue twisted.
Since my star pupil of the hour was Marilyn House for a listing and pending in one day, I am going to give you a bonus bullet item on my list.
