Bullet #1 What’s Happening at Our Century 21 Office this Week…

Kathy Hasenjaeger has put 632 Main Street, Walpole MA –  The Ledgehill Condominium back on the market

Katy Landolfi put 85 Albert Street in Brockton under agreement this week. Katy also put 14 Audrey Street in Quincy Under Agreement.

Mary Jane Lightbody put 785 South Street, Walpole MA on the market. Mary Jane also put a condo under agreement on Roseland – this is in the condo complex in Foxborough know as The Nadia Estates. She is a busy bee over @ Rainbow Pond. Mary Jane also just signed up a new townhouse in Attleboro.

Edward Keefe is hosting an open house at 12 Manchester Drive in Wrentham.

Suzana Vajentic is finalizing her purchase and sales agreement for  5 Joy Street in Norwood, MA

Meredith Mahoney hosted an open house @ 234 Fairview Avenue in Brockton. She is actively working all 15 sets of the attendees.

I know Marilyn House has been busy with 785 Washington Street in Norwood when she is not with the Vanderbilts in Newport.

Janet Robinson is working on a listing in Foxborough

Theresa Heinz has been working a couple of buyers. She will be out with them over the weekend.

Bullet #2 Real Estate Boston: What’s Happening

Since the “stay at home” advisories and orders have been lifted so have the shackles off of the residential real estate market in Boston. The quarantines certainly did have an impact, however we seem to be back in full swing in Boston.

I have been keeping track of the Norfolk and Suffolk County market indicators since May when Governor Baker lifted the most conservative components of the quarantine.  In my graph below, I track single family homes, condos and multi family homes.

The growth of the pending properties is astounding. You will note the blue bar which is the sales has been slowly ticking up we get back to the “new normal”.   The “blue line” may seem to pale in comparison to the orange line, but you have to remember that the real estate sales cycle is 60-90 days. Therefore, if we were to rewind the tape, you will note that during that time no one could leave their homes to even go look at any homes physically.

Agents are doing a great job with marketing homes in the Boston area.  The industry as whole is pretty adaptive. Realtors in Boston always find a way to work around whatever issues the market throws at them.

Bullet #4 Are you using Business Builder from Century 21?

We got plumbing…
We got electrical…
We got hardware…
We got tools…
This place is like a Home Depot for Realtors…
What am I talking about? All the materials and tools Century 21 Offers.
Some agents plug in, while other’s don’t. The ones who plug in seem to get deals rolling. Ever go in a Home Depot, it’s hilarious. People wandering the aisles buying into the mantra “You can do it, and we can help” as professed by the Home Depot commercials. Some of these patrons should not even been allowed to drive to the Home Depot and now they are going to moonlight as an electrician.  How about you? Are you a great pretender too? You are if you are not learning and engaging. Your competitor is sharpening the saw as you read this. There is always one better than you.

Have you worked on your presentation skills this week? Winging it? Awesome. There are 27,000 agents in Massachusetts. Winging it will be like shopping in the plumbing aisle for an electrical repair when you sure as heck should not even be in a Home Depot.

If you don’t want to be a moonlighter, you need to work on your skills. It’s a skills based business. Buyer’s and sellers don’t want “mirror foggers”.

Where am I going with this?

Ed came into the office on Tuesday. He asked what can I do to follow up with buyers. Ed is an agent who has embraced Business Builder and has been steadily adding to his usage of the system.   We logged into the marketing center, and then poked around campaigns for about 10 minutes. He said I see.

Tonight, I get an e-mail from his with the campaign….I am impressed by his embracing of the tools, but love how he is mastering the basics.  It’s a game of basics and he is building a business. A CRM is the cornerstone of any sales business or professional services business. A dental practice is bought and sold because of a database.

I showed Ed this today and got this e-mail as part of his database marketing tonight.  Newbs, Olds, and in betweens embrace a database and communicate with it. It will change your life.

Bullet #5 Uptick in Recruits Wanting to Become a Realtor at our Century 21 Office

Recently I have come into a lot of contact with people exploring becoming Century 21 real estate agents with our firm. A lot of the people I am speaking with have been reconsidering what they want to do in life post pandemic. I think a lot of people have realized that life may be too short to not do what you want to do career wise.  I am always www.LookingforGoodPeople.com

This week alone I have spoken to a financial analysts from Citizens Bank, an airline pilot, and a recent MBA graduate.

This week we signed on a new agent, Katie Salvadore who will be coming on board in about 30 days. Katie Salvadore was born and raised in Rhode Island. She went to URI. She is currently a teacher by trade, but looking to go full throttle as a real estate agent with century 21.
